Domestic Conveyancing

The conveyancing of property, that is to say the legal transfer of ownership of property from one person to another, is probably the most important transaction in value terms that most individuals make in their lifetime. The ability of a solicitor to perform this role in an efficient manner cannot be over estimated.

As members of the Law Society Home Charter Scheme, our aim is to ensure that whether you are buying or selling (or both), your interests are safeguarded at all times and that everything possible is done to see that the transaction completes as swiftly and painlessly as possible.

The procedures involve the preparation of a Contract by the Vendor's Solicitor and the examination of the Contract and documents of Title by the Purchaser's Solicitor raising enquiries about the property and the Vendor disclosing all relevant information that he has knowledge of about the property.

We will assist you in understanding each step in the process including the implication of mortgaging or re-mortgaging the property. Hart & Co are on the panel of all major banks and building societies, as well as some of the more specialist lending institutions.

We will advise on other property related matters which you may encounter from time to time such as rights of way, boundaries, planning and building control issues, joint ownership etc..

We would be pleased to let you have a written estimate of the likely cost to you to include our fees and the other expenses of your move which will be incurred, that is, search fees, stamp duty and Land Registry registration fees. You can check how much stamp duty is payable on your property purchase from the Inland Revenue Stamp Duty Calculator.
